The Process.

Plan First. Build When You Are Ready.

Most builds go sideways in the first thirty days, before anyone pours concrete. Here is the order we do it in, and what you get at each step.

Tell Us About Your Land.

We start with your parcel, not a catalog. You tell us where the land is, what the slope and access look like, what you already know about setbacks and utilities, roughly what you want to spend, and how you actually want to live in the space. This takes a few minutes and costs nothing.

Get Your Free Concept Plan.

We sketch a concept around what you told us. It is meant to make the idea real enough to react to, so you can say that is close or that is not it at all before anyone spends money.

What you walk away with: A free concept plan you can hold, share, and argue with.

Concept plans are for inspiration and planning only. They are not engineered and are not permit ready.

Pick a Design and Make It Yours.

Browse the plan library at American Barndos and find something close, or bring us the one you already like. Then we customize it. Room by room, roofline, porch depth, garage placement, ceiling height, whatever the design needs so it fits your parcel and your life instead of somebody else's.

Move to a Full Construction Set.

When the design is settled, we produce the full construction drawings. Engineering and the structural stamp are handled separately and quoted by state, because every state and often every county has its own wind, seismic, and flood requirements. Florida, Georgia, the Carolinas, and Texas do not all ask for the same thing.

What you walk away with: A permit ready construction set that is yours to keep, whether you build with our network or not.

Meet a Builder, and Talk to a Lender.

If you want an introduction, we will tell you plainly whether a vetted builder in our network covers your area. If one does, we introduce you by name and you contract directly with that builder, not with us. We can also introduce you to our lending partners. You are never required to use either one.

What you walk away with: A named introduction, or an honest answer that we do not have coverage near you yet.

We Stay in the Conversation.

This is the step most companies skip. Once the build starts, we stay on as your coach. We translate the confusing parts, help you know what question to ask next, and keep the conversation with your builder moving. We do not supervise or manage construction, we do not direct trades, and we do not control the schedule. We keep you informed and prepared so silence never turns into a surprise.

Being Clear About Our Role.

We are not your builder.

National Barndos designs plans and makes introductions. Builders in our network are independent businesses and you contract with them directly.

We do not manage your construction.

We do not supervise the site, direct trades, or control the schedule. We coach you through it.

Your plans are yours.

A construction set you pay for belongs to you. There is no obligation to build with anyone we introduce.

Where We Work.

Plans and design are available in every state. Our builder network is activating in Florida, Georgia, North Carolina, South Carolina, and Texas, and coverage is still being built out county by county. When you send us your parcel, we will tell you plainly whether a vetted builder is near you.
